Built for Project managers

3D surveying for project managers — coordination, tender packages, site control

You are holding a project together across trades that each believe a different version of the building. The tender package has to describe what is actually there, or the variations start on week one. A measured survey gives every party the same geometry, and gives you something to hold them to.

What actually slows you down

Your constraints are specific. Our deliverables and turnaround are built around them, not the other way round.

Trades pricing against drawings that do not match the building, then claiming variations

Arbitrating between disciplines when each works from a different set of existing-conditions drawings

Issuing a tender package that describes the building accurately enough to be binding

Verifying on site that what was built matches what was agreed

Keeping a defensible record of the state of the building at each stage

How we answer, point by point

One geometric base issued to every trade, so the tender is priced against the same building

Tender-ready drawings in DWG and PDF, dimensioned and consistent

Verification surveys at any stage, comparing what was built against what was modelled

A dated point cloud that anyone can measure independently, which settles arguments rather than fuelling them

Turnaround fast enough to sit inside a programme rather than delay it

How the job runs

Four stages, from brief to delivery. Every output is shaped by howproject managers actually work.

Scope

The building, the stage, and what the package has to support — tender, coordination, or verification. Priced the same day.

Capture

One visit covers interiors, facades and technical spaces. Occupied areas are scanned out of hours so the programme is not disturbed.

Production

Registration, then drawings and model to the level the package requires. Where a previous survey exists, the two are compared and the differences quantified.

Issue

A single package every party works from: drawings, model and cloud, with conventions documented so nothing is reinterpreted downstream.

What you receive

Files that drop straight into your workflow. No improvised conversion, no proprietary format forced on you.

Tender-ready 2D drawings in DWG and PDFBIM model in Revit or ArchiCAD, LOD 200 or LOD 300IFC 2x3 or IFC4 exportRegistered point cloud in .e57 or .rcpComparison report against a previous survey or design modelArea schedule by level and by room

Typical briefs

Tender package for a refurbishment where the existing drawings cannot be relied on
Coordination base issued to structure, services and architecture at once
Verification survey at a milestone, before a payment is certified
Dated record of condition before enabling works begin
Dispute support, where the state of the building at a given date is contested

What it costs

Questions fréquentes

Can you survey the same building at several stages?
Yes, and it is one of the more useful things a laser survey does. Each visit is registered onto the same coordinate base, so the surveys can be compared directly and the differences measured rather than argued about. Repeat visits are priced as a campaign.
Is the survey usable in a tender package?
That is what it is for. Drawings come dimensioned in DWG and PDF, and the registered cloud goes with them, so a contractor pricing the work can verify any dimension independently instead of pricing risk into the number.
How disruptive is the site visit?
Minimal. Mobile scanning is walked rather than set up station by station, nothing is drilled or dismantled, and occupied areas are captured outside working hours. A full floor is typically done in half a day.
