3D surveying for developers — feasibility, handover and as-built records
You are underwriting a building you have not built. Floor areas decide the deal, the handover decides the retention, and the as-built record decides what the next twenty years of maintenance costs. A laser survey settles all three with measured figures rather than estimates carried over from an agent's brochure.
What actually slows you down
Your constraints are specific. Our deliverables and turnaround are built around them, not the other way round.
Underwriting on floor areas that came from a brochure, a valuation or a drawing nobody can date
Discovering at handover that what was built is not what was drawn, with retention already released
Assembling an as-built record from contractors who each hold one piece of it
Proving the condition of a building at a fixed date, when a dispute later turns on exactly that
Moving fast enough that a survey does not become the reason an acquisition slips
How we answer, point by point
Measured floor areas, room by room and level by level, so the underwriting rests on survey rather than on someone else's drawing
Handover inspection against the design model, with the differences listed rather than argued about
A single as-built record — point cloud, model and drawings — held in one place instead of scattered across contractors
A dated, dimensioned record of condition, which is what a dispute actually turns on
On site within three working days, delivered in 72 hours per 100 m²
How the job runs
Four stages, from brief to delivery. Every output is shaped by howproperty developers actually work.
Scope
Address, floor area, number of levels, and what the survey has to prove — feasibility, handover, or a record of condition. Priced the same day.
Capture
The building is scanned in one visit, interiors and facades. Occupied floors are captured out of hours where needed. Nothing is invasive.
Processing
The cloud is registered and floor areas are computed level by level. Where a design model exists, the survey is overlaid on it and the differences are quantified.
Report
Area schedule, drawings and the registered cloud. Where the job is a handover inspection, the deviations are listed with their measurements.
What you receive
Files that drop straight into your workflow. No improvised conversion, no proprietary format forced on you.
