Scan to BIM for architects — an as-built model you can design on
You are starting a refurbishment, an extension or a conversion, and you need a geometric base you can trust before design work begins. The original drawings are approximate, the building is not square, and the planning submission needs a dimensioned existing-conditions set. We scan the building, model it natively in Revit or ArchiCAD, and hand you a LOD 200 or LOD 300 model your team opens and works in. No import, no cleanup, no surprises at stage 4.
What actually slows you down
Your constraints are specific. Our deliverables and turnaround are built around them, not the other way round.
Getting a reliable existing-conditions set when the original drawings are missing, wrong, or only on paper
Working with older fabric that is not orthogonal: floors out of level, walls out of parallel, ceilings that slope
Holding a practice programme together between client meetings, planning submission and site start
Producing an existing-conditions package that satisfies a conservation officer on a listed or protected building
Receiving a model your team can actually work in, rather than a locked IFC import you have to rebuild
How we answer, point by point
Native modelling in Revit or ArchiCAD, delivered as .rvt or .pln — not a mesh, not a locked export
LOD 200 or LOD 300 agreed before we start, so you pay for the detail your stage needs and nothing more
The registered point cloud comes with the model, so any dimension can be checked against the survey rather than taken on trust
Mouldings, cornices, window profiles and reveals captured when the brief calls for them — the detail heritage work lives or dies on
72 hours per 100 m² from scan to model, so the survey never becomes the reason a submission slips
How the job runs
Four stages, from brief to delivery. Every output is shaped by howarchitects actually work.
Brief
You tell us the building, the floor area, the stage you are at and what you need at the end. We price it the same day. If the brief is still loose, a ten-minute call usually settles it faster than a written specification.
On site
Mobile laser scanning, walked rather than set up station by station. A flat is captured in half a day, an occupied office out of hours. Nothing is drilled, nothing is dismantled, nobody has to move out.
Modelling
Point cloud registration, then native modelling in Revit or ArchiCAD. Levels, walls, openings and floors built as parametric elements, structured so your team can extend the model rather than work around it.
Handover
Model, 2D drawings and the registered point cloud, with a short note on modelling conventions and naming. You can audit any dimension against the cloud yourself.
What you receive
Files that drop straight into your workflow. No improvised conversion, no proprietary format forced on you.
